Methodology
How we track capital
Every row in the network starts as an event: an acquisition, financing, approval, development filing, lease or announcement. Each event carries a date, market, corridor, the parties named in the source, any dollar amount the source states, and a link to that source.
Deeds usually name only the buying LLC. When a row names the company behind that LLC, that attribution comes from the news or company source, while the deed confirms the sale, price and date.
Confidence labels
- Confirmed. An official government release, a company press release from a party to the deal, or a public record such as a recorded deed. Confirmed rows show the record we checked, such as the appraiser folio and the Official Records book and page.
- Reported. A news report we have not yet matched to a record. Most new deals start here.
- Unconfirmed. Talks, rumors, or a report we could not open. Shown so readers can watch it, never presented as fact.
Amounts
We show the figure the source gives and say what it is: a sale price, a loan, or a stated project value. Project values and public budgets are not added to sale prices.
What we do not do
- We do not speculate about tax strategy, including 1031 exchanges, without documents.
- We do not give investment, legal or tax advice.
- We do not count bot traffic, deployment counts or unverified offers as audience or revenue.
